TY Paul.. Keep looking , maybe you can find us a gem. Find it very revealing that owners had to take such a large haircut to go public. I can't seem to find a REIT I'm willing to load up on at current prices other than ARE. Lower investment grade debt around 7% makes me even pickier. I would buy O or NNN or CPT back at April 8th prices . I find this comment more of a warning "Other Net Lease REITS will see similar levels if long interest rates stay up for a few more years. " .. Lastly in reference to your doctoral students where I'm sure you dealt with all kinds of characters, could you tell early on who the stars were going to be? I guessing that perhaps helping the misfits find their way was most gratifying...or maybe not?
Agree with you about REITs overall. There are several I would not mind owning for income, and some I do own, but clear, non-speculative upside is more of a challenge.
As to students, there is more than one type of star. The academic stars don't necessarily become research stars. A friend of mine, discussing graduate admissions, said that you could pick out the top 10% who clearly would do well in graduate school (though even they may not have top careers), and you might as well throw darts to select the rest because so much of success reflects personal attributes that are not measurable by reading applications. I always favored applicants with backgrounds that required time management and work ethic, such as scholarship athletes.
It was more interesting and rewarding to watch middling performers slowly put it together intellectually. And it was always disappointing to have students who just could not get there. Still those who did not fall away through the weeding process ended up with so much skill that industry was eager to hire them.
